Is a newer St. Joseph roof safe from hail damage?
Not automatically. About 472 of St. Joseph's 2,371 homes were built in 2010 or later, and many more in the 1990s and 2000s, so a lot of roofs here are on their original shingles. Newer shingles still bruise and lose granules when hail hits, and the May 12, 2022 storm put 1.75-inch hail near the city center. Age tells you how much life a roof had left; an inspection tells you whether hail took some of it.
St. Joseph's building boom is recent. Census data puts the median home at 1992, with 473 homes from the 1990s, 331 from the 2000s, 350 from the 2010s and 122 since 2020. About 15% of homes are attached townhomes, a higher share than most small Minnesota towns, and townhome roofs often share ridges and valleys with the unit next door.
That's why the Pinecone Villas job in nearby Sartell is a good comparison. Those are newer townhomes with architectural shingles, much like the ones going up around St. Joseph. In September 2021 our inspector chalk-marked hits on every slope and wrote the counts right on the shingles, as in this photo, so the owner could see exactly where the damage was.
The older part of town is small but distinct. The Church of St. Joseph on Minnesota Street was built of stone in 1869, with its tower finished in 1884, and Saint Benedict's Monastery and the College of Saint Benedict hold a historic district of buildings from 1882 to the 1920s. The Coyote Moon Grille clubhouse at Territory Golf Club, on 55th Avenue SE in St. Cloud, is a 12,000-square-foot, two-level lodge-style building. St. Joseph is a Stearns County city of 7,029 people (2020 census), about seven miles west of St. Cloud. It was founded in 1855, incorporated on January 18, 1890, and is home to the College of Saint Benedict and Saint Benedict's Monastery.
The Benedictine sisters moved here in 1863, when the village was still called Clinton, and at its 1946 peak Saint Benedict's Monastery had 1,278 members, the largest Benedictine community of women in the world. The College of Saint Benedict opened in 1913 with six students. Today the Lake Wobegon Trail trailhead sits under the St. Joseph water tower, Millstream Park follows the Watab River on the northwest edge of town, and Klinefelter Park loops a wetland and an old oak stand. Every July 3 and 4, the Church of St. Joseph's Joetown Rocks festival brings a free concert, fireworks and the Independence Day parade downtown.
