Property manager questions, answered.

Do you work in tenant-occupied units?

Yes. Tell us how you handle notice and access, and we'll work inside it. We keep work areas clean and send photos when we're done.

Can you handle a list of small repairs, not just roofs?

Yes. Send the whole list. We price it together and try to cover it in as few visits as we can. See our repairs page.

How do you price work for property managers?

We look first, then send a written, line-item price with photos. What drives price: number of items, access and height, materials, and anything hidden we find once we open it up.

Can you help with city rental inspection orders?

Yes. Send us the correction list from the city (for example a Minneapolis rental license inspection or a St. Paul Fire Certificate of Occupancy inspection). We'll price the items we can fix and photograph the finished work. The city inspector decides when an order is closed.

What do you need to set us up as a vendor?

Send us your vendor packet. Repair King is a licensed Minnesota contractor (BC695228), and we'll send back the paperwork you ask for.

What about hail and storm damage across our portfolio?

Will you deal with the insurance company for our owners?

No. We inspect, document with dated photos and explain what we find. Coverage decisions stay between the owner, their agent and their insurer, and Minnesota law doesn't allow contractors to negotiate claims.
