What is a roof certification?
A roof certification is a signed letter from a licensed roofing contractor stating the roof is in sound working condition, with an estimated amount of remaining service life (2 or 5 years), backed by a full photo inspection report. It's used during a home sale to answer roof questions before they become negotiation problems.
How is it different from a home inspection?
A general home inspector looks at the whole house and usually checks the roof from the ground or a ladder. Our certification is a roof-only inspection by a licensed roofing contractor: ground, ladder and drone, with every slope, flashing, vent and penetration photographed.
What if the roof doesn't pass?
You get the full photo report and a written, line-item repair estimate. Many roofs just need minor repairs to pass. Once repairs are done, we certify. If there's storm damage, we document it so the owner can decide on next steps with their insurer.
How fast can you do it?
We work around closing timelines. Tell us your closing date when you request the certification and we'll schedule the inspection as quickly as possible.
