Why flat roofs leak in a Minnesota winter, and what actually fixes it
Most winter flat-roof leaks come from meltwater that can't reach a drain. Snow melts on a sunny afternoon, refreezes at the drains and scuppers overnight, and the water that pools behind the ice finds any weak seam or flashing. A roof with fused seams and clear drains handles that cycle far better than one held together with tape and adhesive.

Arden Hills is home to the former Twin Cities Army Ammunition Plant, now being redeveloped as Rice Creek Commons on land the county bought from the federal government in 2013. Local storm reports put 2-inch hail near our St. Anthony job sites on June 19, 2026, the largest reported there since 2015, and the Arden Hills, Shoreview and North Oaks area saw 3-inch hail on July 26, 2019, among the largest hail stones recorded anywhere in the metro. Hail that size can crack shingles, dent gutters, coping and rooftop units, and damage siding and screens, often without any obvious sign from the ground.

Permits across the North Metro
Every city in this area requires a building permit for roof replacement under the Minnesota State Building Code, and Repair King pulls it under our Minnesota contractor license (BC695228). Anoka, Blaine, Coon Rapids and St. Anthony each run their own building department and issue roofing permits directly; some, like Blaine, also require a specific storm-damage permit process and set ice-and-water underlayment rules for reroofed mobile and manufactured homes.
Outside city limits in places like St. Francis and Zimmerman townships, and for Elk River and Sherburne County addresses, permits can run through the county's planning and zoning office instead of a city hall. We confirm the right jurisdiction before scheduling any tear-off.
North Oaks and many Circle Pines, Vadnais Heights and Blaine townhome and apartment associations require architectural or board approval of shingle color before work starts. We provide spec sheets and samples for that paperwork on request.

Why does my flat roof only leak in winter or during a thaw?
Because the water can't get off the roof. Ice blocks the drains or scuppers, meltwater ponds behind it, and standing water gets pushed into weak seams and flashings that stay dry the rest of the year. Opening the drain path and fixing the seams usually stops it.
Can a commercial flat roof be repaired in winter in Minnesota?
Emergency repairs, yes. We clear drains, patch active leaks and document the whole roof in winter, then schedule a full replacement for dry weather. Heat-welded PVC repairs can be made in cold temperatures as long as the surface is clean and dry.
