Why are so many Lino Lakes roofs coming due at the same time?
Because so much of Lino Lakes was built in one 20-year stretch. Census data shows 3,606 of the city's 7,791 homes, about 46 percent, went up between 1980 and 1999. A shingle roof from those years has either been replaced once already or is overdue, so whole streets tend to need roofs within a few seasons of each other, especially after a storm.
The 1990s were the busiest decade, with 2,151 homes, followed by 1,455 in the 1980s. Those neighborhoods were planned around the lakes and wetlands the city is named for, so a lot of Lino Lakes roofs sit under mature trees now. Branches that were saplings in 1995 now drop leaves into valleys and gutters and rub on shingles in the wind, and shaded north slopes stay damp longer. We look at all of that, not just hail hits.
Lino Lakes also has 1,061 attached townhomes. An association roof is one building with several owners, so the board needs a single scope and a clear record of every slope before anyone decides on repair versus replacement. Houses this age also tend to have second-generation problems: an extra layer from an earlier overlay, bathroom fans venting into the attic instead of through the roof, and box vents that were never balanced with the soffits. A tear-off lets us fix those while the roof is open.

NOAA storm reports put 0.75-inch hail in Lino Lakes on May 28, 2018. The largest hail reported near Lino Lakes since 2015 was 1.75 inches, on June 11, 2017. Earlier, 1-inch hail was reported on May 31, 2013. Lately wind has done more damage than hail: on July 28, 2025 there were multiple reports of trees down in Lino Lakes, on June 9, 2026 a downburst knocked down many trees in neighboring Centerville, and 64 mph gusts were measured on August 5 and September 2, 2019.

Do you need a permit to replace a roof in Lino Lakes?
Yes. The City of Lino Lakes lists roofing as its own permit type, and the 2026 fee schedule sets the roofing permit at $110, plus the state surcharge. For single-family homes, townhomes and manufactured homes, the city's permit application says no plan review is required for roofing.
Permits are issued by the Lino Lakes Building Department, which reviews and inspects remodeling and repairs under the State Building Code and city rules. You can apply online, and questions go to the department at 651-982-2420. The permit application also asks whether the structure was built before 1978, which matters for lead-safe work rules on older trim and fascia.
Siding carries its own $110 permit, so a roof-and-siding job after a storm means two permits. Commercial, industrial and institutional roofs need planner review, and the city charges plan review at 65 percent of the building permit fee on jobs that require it.

What's it like to own property in Lino Lakes?
Lino Lakes is an Anoka County city of 21,399 people (2020 census) on the north edge of the Twin Cities, covering 33.2 square miles, about 5 of them water. It was carved out of Centerville Township and incorporated as a village on May 11, 1955.
The name has a local story. According to the Anoka County Historical Society, the new village was named at a 1955 meeting in Tim Manning's barber shop, where someone brought up the Line O' Lakes tavern, and the town board settled on Lino Lakes. A Lino post office had operated for about 10 years in the late 1800s. The chain of lakes at the center of town, Baldwin, Rice, Reshanau, George Watch, Centerville and Peltier among them, is now protected as the Rice Creek Chain of Lakes Park Reserve, where the Wargo Nature Center sits on George Watch Lake and the Rice Creek Water Trail starts at the Peltier Lake boat launch. Every August the city holds Blue Heron Days, based at The Rookery Activity Center.
