It takes a tear-off plan that keeps tenants safe and the parking lot usable. At Ridgedale Square we protected the building face with tarps, dropped old shingles straight into a dump trailer, replaced soft decking before any underlayment went down, and worked the roof section by section so the building was never left open. Owners get a dated photo record of every stage.
Ridgedale Square Apartments sits at 715 Ridge Ave NE, in a quiet neighborhood overlooking a wetland, with a row of detached garages across the lot. Our file on the building starts in March 2024 and runs through a July 2024 walk-around of every wall, a tear-off in late August, and new shingles going on in September. The crew photographed the old roof, the bare decking, the underlayment and the finished ridge, so the owners can see exactly what is under their new shingles.
Apartment roofs raise problems a house roof doesn't. Tenants still park, walk and open windows under the work, so debris has to go straight down a protected face and into a trailer instead of onto the lawn. Rusted exhaust vent hoods had been staining the siding below them, which our August 2024 photos show clearly. Box vents, pipe flashings and ridge vent all get replaced in one pass, and the whole building has to be closed up every night.
Hutchinson has more of these buildings than most towns its size. Census data counts about 867 homes in buildings of 20 or more units and almost 500 more in buildings of 10 to 19, roughly one in five homes in town.
