[Ginger] We first met Mike when he came to our door after a storm, and it was very nice. He was very professional, and he was professionally dressed. As a woman alone at home, when he stopped and rang the doorbell after a storm, he was actually non-threatening. I felt very comfortable because of his professionalism, and he continued that throughout. He allowed me not to sign a piece of paper until I spoke with my husband, because my husband wasn't home at the time, and a lot of the contractors weren't allowing that, so that was very helpful for us as well. The other thing he did was give me a card so that I could research him online and make sure he really was who he said he was, and then talk to some other people in the neighborhood and in the area, so I could see what he had done. That professionalism kept going throughout the whole job, because he continued to have good cleanup. If I had any questions, even on a Saturday night, I had his phone number to call, which was very helpful for me, so I wasn't stressed out about how the job was going. [Dean] We didn't know who to go to. We'd never had any issues before and never had to have any contractor work before. Mike was able to help us out, because we had multiple things we had to deal with on the house. We had our roof, we had damage to the garage door, we had damage to the deck and the fencing. We had all kinds of different things. Mike was able to come in with his company, Repair King, work all those different angles and bring everybody else in for us. [Ginger] We were very lucky to meet Mike with Repair King, who gave us a wonderful experience out of something that wasn't. Why are so many Eden Prairie roofs due at the same time?
Because so much of Eden Prairie was built at once. The city's population barely moved from 1880 to 1960, then went from about 2,000 to almost 60,000 by 2000. Census data show 8,945 homes built in the 1980s and 5,603 in the 1990s, more than half of today's housing, so whole neighborhoods and townhome associations reach re-roof age together.
Eden Prairie's own history calls it a sleepy, pastoral village on the far southwestern fringe of the metro for most of its existence. Flying Cloud Airport, which grew out of a Navy practice strip after World War II, was the first sign of big development in 1946. By 1966 it was second only to O'Hare as the busiest field in the central United States. Interstate 494 and Eden Prairie Center, which opened in 1976, arrived in the mid-1970s, and the subdivisions followed.
Many houses from that boom have big, cut-up roofs: multiple gables, hips, valleys and skylights over vaulted rooms. More roof planes mean more valleys and wall joints to flash, and on a second or third re-roof the old flashing and vents deserve as much attention as the shingles. We photograph every valley, skylight and wall joint before we price the job.
Townhomes add the association layer. The Census counts 5,867 attached homes in Eden Prairie, about 22% of the housing, and the city's ePermits system has a separate Reroof permit for townhomes, condos and duplexes. The Preserve, a 1970 planned neighborhood in southeast Eden Prairie, now has nearly 1,700 homes under its homeowners association. The old roof, documented first
Before anything was replaced, our July 2024 inspection photographed the old membrane across the whole building: worn surface, stains where water had ponded, a roof hatch, a satellite dish and every rooftop unit.

Where a large duct came up through the old roof, the flashing at its base had split and pulled away. Openings like this are where most flat-roof leaks start.
What are Eden Prairie homes built like?
Eden Prairie's housing is young for a city its size. The median home was built in 1988, only 1,199 homes predate 1970, and 14,548 were built between 1980 and 1999. Three-quarters of households own their home, and townhomes make up more than a fifth of the housing.

When did hail last hit Eden Prairie?
NOAA storm reports put 2.25-inch hail near the center of Eden Prairie on August 9, 2020, the largest reported there since 2015, followed by 1.25-inch hail on September 5, 2020. The most recent hail report was 0.88 inch on March 31, 2023. Earlier storms brought 1.75-inch hail on July 25, 2017 and 1.25 inches on June 29, 2015. For wind, a large tree was reported down in Eden Prairie on July 28, 2025, gusts of 63 and 62 mph were reported on August 26 and 27, 2024, and a 67 mph gust came through on May 11, 2022.

Do you need a permit to replace a roof in Eden Prairie?
Yes. Eden Prairie requires a building permit for any work to a home's permanent weather-resistive surfaces, including the roof, siding and windows. Fees are based on job value, and the city's building code provisions allow fees to be doubled if work starts before the permit is issued.
The city's ePermits fee estimator separates a residential Reroof, a Partial Reroof, a Reroof for townhomes, condos and duplexes, and commercial reroofs. For a $15,000 house re-roof the estimator shows a $362 permit fee plus a $7.50 state surcharge, $369.50 total. The residential and townhome reroof permits require a job value of at least $4,000; a partial reroof starts at $500.
Eden Prairie Building Inspections can be reached at 952-949-8342, and the city's reroof handout points straight to Chapter 8 of the 2020 Minnesota Residential Code, the roof-ceiling chapter. That code requires ice barrier protection at the eaves and limits asphalt shingles to slopes of 2:12 or steeper. Minnesota law requires residential roofers to be licensed; Repair King pulls permits under license BC695228.

What's it like to own a home in Eden Prairie?
Eden Prairie is a southwest Hennepin County city on the Minnesota River bluffs. Its town board first met in a log schoolhouse on May 11, 1858, the day Minnesota became a state, and it stayed rural until the airport, I-494 and the 1970s subdivisions arrived.
The city is named for writer Elizabeth Fries Ellet, who called the area the garden spot of the territory in her travelogue Summer Rambles in the West. In 1867 Horace and Harriet Goodrich settled on Staring Lake, and their son John ran a summer hotel called Oak Lawn there until about 1930, known for its chicken dinners. Flying Cloud Airport, named by manager John Stuber in 1945, logged 446,198 takeoffs and landings in 1968, the ninth busiest in the nation. The Eden Prairie Consolidated School graduated its first class in 1929; that building is now the District 272 office. The city runs 11 outdoor warning sirens, tested at 1 p.m. on the first Wednesday of each month during severe weather season.

Do I need a permit to re-roof in Eden Prairie?
